Why an adjustable loan? 

The adjustable rate mortgage for a jumbo loan will always result in the lowest possible payment. The Jumbo ARM, are typically fixed for 2-10 years, and if you're trading a home every 4 years, perhaps career, or other reasons why- the ARM is maybe the best option for you. Or, another scenario is that in two years your options will have to be exercised and most likely you'll net the whole loan amount, and think that you'll pay off the property in 7 years, opposed to 30. Then it makes sense to take the lower rate mortgage, and win. Another common scenario, If you're going to live in the property for 2 years, and let's say you lock in for 7 years on your loan, but now an executive position opens up in another state, or in another part of town and you need to lease your property quickly, the arm- will certainly provide more bang for your buck. You'll have a higher ROI than a standard 30 year jumbo loan. 

Let's think about this for a second, the 30 year investor product always hold a higher rate, so it's best to refinance or purchase into this product if you still live in it, this way you obtain prime pricing, and the lowest rate possible, and if the change does come up in the future of you moving out, then at least you've selected an excellent product that is fixed for a certain period of time. Most people in the jumbo space, sell or refinance within four years from acquisition making this an ideal loan for you.
