During your pre-loan quote appointment, you will have a general idea of what rate you'll end up with, program, etc.. You can expect to discuss various aspects related to your loan application and the borrowing process. Here are some key points that you might encounter during this meeting:

1. Discussion of Financial Goals: The managing director and loan executive in charge of your file may initiate the conversation by understanding your financial objectives and the purpose of the loan. This could involve discussing whether you're seeking a mortgage for a new home purchase, refinancing an existing loan, or financing a real estate investment, among other possibilities.

2. Assessment of Financial Situation: The lender (your investor that we wholesale the transaction to) might inquire about your current financial status, including your income, assets, debts, credit history, and employment details. This study helps us gauge your eligibility for the loan and determine the most suitable financing options for your specific financial circumstances and we benchmark your info against lender criteria.

3. Explanation of Loan Options: The loan officer will likely explain the different types of loans available, along with their respective terms, interest rates, repayment options, and associated costs. They may highlight the features of various loan products to help you understand which option aligns best with your financial goals and situation.

4. We May Collect Documentation (not always) : You can expect to receive information about the documentation needed to complete the loan application process. Some loans require information upfront. This could include items such as proof of income, bank statements, tax returns, identification documents, and other relevant paperwork. Certain loans don't require any documentation. We understand the needs list you'll need during your pre-loan quote appointment. The actual and final quote won't be finalized until we submit the loan (about two steps) away from this point. 

5. Credit Check and Pre-Qualification: We may conduct a preliminary credit check to assess your creditworthiness and determine your pre-qualification status. Usually, we don't need to run your credit for a quote. But you'll need to know your most recent FICO score, and it needs to be very accurate. It's not necessary but it's helpful that you know what your FICO score is. Running a scenario at 720 Fico score vs. 740 Fico score, could be the difference of .25 to .50 to the rate. This step allows you to understand the approximate loan amount you may qualify for based on your current financial standing, when we run credit, it usually means that we are giving you the actual based on your current profile at that moment in time. Rates change 3 to 4 times a day, depending on the lender-investor.  

6. Explanation of the Application Process: The lender will outline the steps involved in the loan application process, providing you with an overview of the timelines, milestones, and any specific requirements that need to be fulfilled to move forward with the loan application.
